Our process is designed to be clear and straightforward. From the first property enquiry through to inspection, lease agreement and ongoing rent payments, we explain each stage so you know what to expect.

Step 1: Submit Your Property

Share the property address, type, number of rooms, current condition, availability, compliance information and expected monthly rent. This gives us the information needed to carry out an initial suitability review.

Step 2: Property Review

If the property looks suitable, we arrange a site visit to inspect the layout, condition, safety and overall suitability. We also review relevant documents and discuss any works or requirements before moving forward.

Step 3: Lease and Handover

Once the rent, responsibilities and lease terms are agreed, the agreement is completed and the property is handed over. Your fixed monthly rent then begins in line with the lease terms.

Tell Us About Your Property

The first step is to share the key details about your property so we can understand the opportunity properly. We will ask about the location, property type, number of rooms, current condition, availability, compliance documents and the monthly rent you would like to achieve.

This information helps us assess whether the property may be suitable for supported accommodation, whether there is demand in the area and whether the layout and condition meet our initial requirements. Providing complete and accurate details allows us to review the property more efficiently and give you clearer feedback on the next steps.

Key Factors Such as:

  • Full property address

  • Property type

  • Number of bedrooms

  • Current condition

  • Availability date

  • Compliance certificates

  • Expected monthly rent

  • Current occupancy status

Property Review and Site Inspection

Once the property details have been received, we carry out an initial review based on location, layout, condition, local demand and intended use. We also consider any planning, licensing or compliance requirements that may apply.

Where the property appears suitable, we arrange a site visit to complete our own inspection. This allows us to review the property in person, identify any required works and confirm whether it meets the standard needed for safe, well managed supported accommodation.

Clear Terms Before You Commit

Once the property has passed our review, we will discuss the proposed rent, lease length, responsibilities and handover arrangements with you. Everything is agreed clearly before the lease is signed, so you understand how the partnership will work from the beginning.

Our aim is to create a straightforward agreement with no unnecessary uncertainty. The lease sets out the key financial, practical and management terms, giving both parties a clear structure throughout the arrangement.

Lease
Length

We agree the proposed length of the lease before completion, helping both parties plan ahead and understand the expected duration of the partnership.

Insurance and Compliance

The agreement sets out relevant insurance, safety and compliance responsibilities, helping ensure the property remains suitable for its intended use.

Handover and Exit Terms

Guaranteed Rent With a Purpose

More safe, stable and well managed housing is urgently needed for people who are facing homelessness, unsafe living conditions or a lack of suitable accommodation. By leasing your property to Able Social Housing, you can help provide a secure home for someone who needs the chance to rebuild their life with dignity, stability and practical support.

Smooth Property Handover

Once the lease has been signed, we agree the handover date and complete the final checks needed before the arrangement begins. The property should be safe, compliant and ready for occupation, with all agreed works completed.

During handover, we record the property’s condition, confirm meter readings, collect keys and review the relevant certificates and documents. This creates a clear record for both parties and helps the lease begin smoothly.

Your Agreed Guaranteed Rent Begins

Once the lease has been completed and the property has been formally handed over, your agreed monthly rent begins in line with the payment terms set out in the agreement. Payment comes directly from us, rather than depending on individual residents paying you or every room remaining occupied.

This gives landlords a clearer and more dependable rental arrangement from the start of the lease. You know the agreed amount, the payment date and the structure of the agreement in advance, making it easier to plan your property income with confidence.

Key Benefits of Guaranteed Rent:

  • Fixed Monthly Rent

  • Agreed Payment Date

  • Direct Lease Payment

  • Reduced Void Exposure

  • Predictable Rental Income

  • Clear Payment Terms

Professional Management and Tenant Support

Our role continues well beyond placing residents in the property. We provide ongoing management, regular oversight and practical support to help residents settle in, understand what is expected of them and maintain a safe, well cared for home throughout their stay.

For landlords, this creates a more organised and hands off arrangement, with one clear point of contact and consistent communication throughout the lease. The exact responsibilities will be confirmed within the agreement, but our management may include:

How We Support Our Tenants:

  • Resident onboarding

  • Regular wellbeing checks

  • Help settling into the property

  • Clear house expectations

  • Support with daily routines

  • Maintaining accommodation

  • Prompt repair reporting

  • Monitoring shared areas
